Common Roofing Mistakes on Flat Roofs
Flat roofs look great on your property when installed properly. There are however some common roofing mistakes, often defeating the purpose of roofing a building.
REUSED / POOR ROOF FLASHING
Flashing is a metal that serves as a protective layer to prevent water intrusion. The essence of this protection is to ensure that your roof and underlay does not absorb water which will lead to leakage. One of the common roofing mistakes is that some Contractors re-use Roof Flashing. Even if the old Roof Flashing looks good, always install new Roof Flashing when you are installing your Roof.
WRONG APPLICATION OF ROOF COATING
Another mistake commonly made on flat roofs is wrong application of roof coating. Roof coating protects the roof from snow, rain and other elements. When roof coating is not evenly applied, the part of the roof not properly covered may start to leak.
IMPROPER DRAINAGE
Another common roofing mistake is an improper drainage system. Flat roofs do not allow water to escape easily, therefore, a proper drainage system must be put in place when Flat roofs are constructed. If this drainage is not properly installed, the roof will become water-logged and start to leak.
IMPROPER VENTILATION
A flat roof needs a good ventilation system in order to prevent moisture build up. Poor ventilation will greatly reduce the longevity of a flat roof in the long run. The best type of ventilation for a roof is a pop vent and a ventilator installed on opposite ends of the roof.
